What TRPA is
The Tahoe Regional Planning Agency is a bi-state agency created by California and Nevada to protect Lake Tahoe. It regulates land use and development inside the Lake Tahoe Basin.
Does it apply to you?
If your home is inside the Basin, on either the California or Nevada side, TRPA rules can apply. Homes outside the Basin, such as Truckee, Carson City or the Carson Valley, follow their city or county rules instead.
What kinds of projects can need review
- Adding hard surfaces like new decks, patios or driveways
- Additions and new structures
- Grading and digging
- Tree removal
- Changes to exterior colors or materials on some properties
- Required water-quality improvements (BMPs) on many lots
Interior work
Interior repairs and painting usually don't need TRPA review, though local building permits may still apply for some work.
Where to check
Check trpa.gov or contact TRPA directly, and check with your city or county building department. Rules change, so confirm before you start a project.
